Seneca at Oak Creek

Location: North Fort Myers

Seneca at Oak Creek is a testament to how careful planning can ensure a project is delivered on time and budget, even when faced with a major hurricane.

Stevens Construction began working with Retland Holdings, the developer of Seneca at Oak Creek, more than a year before breaking ground, providing budgets for various floorplan and design scenarios and ultimately, five floorplan models for a new 55+ rental community were selected.  For twelve months, the client, architect and our team worked together to keep the budget and schedule on track through the design, providing cost-savings suggestions along the way.

Situated on 28 acres, Seneca at Oak Creek caters to residents seeking an active lifestyle with an onsite wellness & activities director to lead classes and events at the 9,000 SF clubhouse that houses a fitness center, yoga studio, social room, library, resort-style pool, bocce ball court and grill area.
For pet owners, the community also includes a dog park and a pet spa!

Main roadway infrastructure construction was taking place concurrent to our project.  While this was not part of our scope, it was adjacent to where we were working and resulted in constant changes in access to the project and site conditions, requiring daily coordination with utility contractors.  With two concrete pours and one roof truss set a week while this work was occurring, this presented an additional logistical challenge.

Five months into the 16-month project, Hurricane Ian stuck SWFL.  At the time, 23 out of the 27 total buildings were in various stages of construction.  Although the project did not sustain significant damage, the storm did cause nearly a month-long delay.

Through constant communication, coordination and a dedicated team, the original schedule and budget was met even with both challenges.
